Living in The Preserve
The Preserve is my neighborhood. It is a small, quiet pocket of custom homes on the west side of town, close enough to walk to Main Street and tucked far enough away that it feels peaceful at night.
The streets are Laurel Lane, Hawthorn Lane, Holly Lane, Winterberry Court and a short stretch of Cypress Street. Most homes were built from about 2007 on, and the look was planned to echo Fredericksburg homes from before 1940: limestone Sunday houses, Craftsman bungalows and Hill Country farmhouses with deep porches.
Lots run from about a quarter acre to just over half an acre, which is big for in-town living. Plenty of backyards have pools, outdoor kitchens and studios, and many still have room to add one. Everything is on city water and sewer, zoning is R-1, and HOA dues are modest (about $150 to $400 a year in recent listings).
Short-term rentals are not allowed, so your neighbors are your neighbors. It is a true residential street where people walk dogs, ride bikes and wave from the porch.
I have helped clients buy and sell on Laurel Lane and Holly Lane, and I know which builders did which homes. If something here is coming up for sale, I usually hear about it early.
