Key points from the documents
- Every improvement (homes, fences, walls, landscaping, exterior changes) needs advance written approval from the Friedën Reviewer under the Design Guidelines; review runs in stages from pre-design meeting through final site visit.
- Minimum heated/cooled size depends on lot type: Sunday Haus 1,600 sq ft, Mittel Haus 2,200 sq ft, Farm Haus 3,200 sq ft; height capped at 26 ft (one story) / 36 ft (two story).
- Hill Country farmhouse look: lap siding (wood or cementitious), uniform stone, painted/limewashed brick only, no brick-and-stone mixes, neutral colors; roofs standing-seam metal or concrete shingle, gable/shed only (no hip roofs).
- No front-yard fencing; privacy fences up to 6 ft allowed only to the rear setback line, with see-through fencing where lots face common areas.
- Generally one accessory structure per lot, max 15 ft tall, inside setbacks and matching the main house; setbacks are set lot-by-lot in each Lot Book.
- HOA (Friedën Residential Master Community, Inc.) is professionally managed by Associa Hill Country; the master covenant runs 50 years and applies once a Notice of Applicability is recorded.

Living in Frieden
Friedën is the most talked-about new neighborhood in Fredericksburg: a gated, master-planned community about three miles south of Main Street, and the first Southern Living Inspired Community in the Texas Hill Country.
The 2026 Southern Living Idea House was built here by Kurk Homes, with architect Andrew Bray of Mustard Architects and Texas designers Jean Liu, Marcus Mohon and Paloma Contreras. It is about 4,000 square feet with a casita and motor court, and it is open for public tours September 18 through December 20, 2026 at 518 Interlaken Street, with part of the proceeds benefiting the Pioneer Museum. It is also in the October 2026 issue of Southern Living.
Residents share miles of private trails, a pool with lake and park views, a community building, two spring-fed lakes, a 12-acre park, fire pits and a sunset lounge, with gated entry and underground utilities including fiber.
Every home follows Hill Country farmhouse design guidelines: lap siding or uniform stone, standing-seam metal roofs, gable roof lines and neutral colors. Lot types set the minimum home size (Sunday Haus 1,600, Mittel Haus 2,200 and Farm Haus 3,200 square feet), and plans go through design review before building.
The larger Village at Friedën plan includes The Artisan, a luxury resort designed by Overland Partners, plus cottages, apartments, shops and restaurants. Short-term rentals are not allowed in the residential neighborhood, and HOA dues run about $3,000 a year.
